Frequently asked questions

Answers to the questions we hear most from people selling a home on the Space Coast.

Back to Selling your home

How long does it take to sell a home on the Space Coast?

It depends on price, condition, location, and the current local market. Some well-priced homes move quickly; others need more time or a price adjustment. When we meet, we look at recent comparable sales and active listings near you and give you a clear picture of what buyers are doing right now, without guessing from statewide averages.

How do you decide what my home is worth?

Online estimates are a starting point, but they miss a lot. We walk the home, study recent sales nearby, and factor in condition, updates, lot, and what similar listings are asking. Then we give you a price range based on that local data so you can choose a strategy that fits your timeline.

What should I fix before listing, and what can I skip?

We tell you what is worth fixing and what to skip. Safety items, active leaks, and obvious deferred maintenance usually matter. Big cosmetic projects that will not come back in the sale price often do not. The goal is a clean, well-presented home that shows well in photos without spending money that will not return.

Are real estate commissions fixed, or can we negotiate how you are paid?

Commissions and broker fees are not set by law and are fully negotiable. Since the 2024 NAR practice changes, offers of buyer-broker compensation are no longer advertised in the MLS, though sellers can still choose to offer concessions or compensation off-MLS. We will walk through options clearly in your listing agreement so there are no surprises.

Should I get a wind mitigation or 4-point inspection before I list?

Often yes, especially on older roofs or homes where buyers will struggle to get insurance quotes. Having current wind mitigation and 4-point reports ready can speed up buyer financing and reduce last-minute surprises. We will look at your home's age and condition and recommend whether to order them before photos go live.

How do hurricane readiness and insurance questions come up when I sell?

Buyers and their lenders look closely at roof age, wind mitigation features, flood zone, and whether they can get affordable coverage. Being upfront with known issues, sharing inspection reports when you have them, and pricing with insurance reality in mind usually leads to smoother negotiations. We help you present the facts clearly without over-promising what any insurer will do.

What happens to my homestead and Save Our Homes benefit when I sell?

When a homestead changes ownership, the Save Our Homes assessment cap generally resets for the new owner. If you are moving to another Florida homestead, you may be able to transfer (port) some or all of your assessment difference, up to the statewide maximum, by filing with the Property Appraiser by March 1 along with your new homestead application. Deadlines and calculations are specific. Check bcpao.us or a tax professional for your numbers; this is general information, not tax advice.

How do we work with sellers from first walkthrough to closing?

We start with a walkthrough and a price range based on nearby sales. Then we help you decide what to fix, schedule professional photos, list on the MLS and major search sites, manage showings, and walk you through every offer. From under contract to closing we stay on top of inspections, appraisal, and deadlines. Jason and Kari are with eXp Realty, and we are local to the Space Coast.
